By using this website or submitting a booking request, booking or property promotion request, the user agrees to these Terms and Conditions.
2. Online Accommodation Bookings
Guests may use the website to view property information, check availability, select dates, review prices and make an online booking request or direct online reservation, depending on the property and availability shown on the website.
The information shown on the individual property page and during the booking process, including property details, selected dates, price, fees, payment conditions, house rules and cancellation conditions, forms part of the booking information provided to the guest before confirmation.

Prices may vary depending on dates, property, season, length of stay and booking conditions.

3. Payments

4. Booking Confirmation

If a technical error, payment issue, calendar synchronisation issue or availability conflict occurs before confirmation, Tropic Booking may contact the guest to resolve the situation, offer an alternative where possible or cancel the unconfirmed booking.
5. Cancellation Conditions

By submitting a booking request or confirming a reservation, the guest accepts the conditions applicable to the selected property.
Cancellation by the guest
If the guest cannot travel or decides to cancel a confirmed booking, the cancellation will be handled according to the cancellation conditions applicable to the selected property and the information provided during the booking process.
Refunds, vouchers, partial refunds, non-refundable amounts or date-change options may vary depending on the property, the booking conditions, the amount paid, the cancellation timing and applicable law.
Cancellation by the property owner or Tropic Booking
In the rare event that a confirmed booking cannot be honoured due to property availability, serious maintenance issues, safety reasons, calendar synchronisation problems, owner-related circumstances or circumstances beyond Tropic Booking’s control, Tropic Booking will try to offer the guest a suitable alternative accommodation where possible.
If no suitable alternative accommodation is available, the situation will be handled according to the booking conditions, the specific circumstances and applicable law.
Tropic Booking will not be responsible for additional costs incurred by the guest, such as flights, transport, travel insurance or other external expenses, unless otherwise required by applicable law.
6. Guest Responsibilities
Guests must use the accommodation responsibly and respect the property, neighbours, community rules and house rules provided before or during the stay.
- Respect the maximum number of guests allowed for the property.
- Respect check-in and check-out times.
- Use the property, furniture, appliances and facilities with care.
- Report damages, incidents or property issues as soon as possible.
- Do not use the property for illegal activities, parties or unauthorised commercial use.
- Leave the property in a reasonable condition at check-out.
The guest may be responsible for damages, misuse, missing items or additional costs caused during the stay.
7. Property Information, Images and Conditions
Tropic Booking works to keep property descriptions, images, amenities, availability, prices and booking information accurate and updated.
However, small differences may exist between the photos, descriptions and the actual property due to updates, decoration changes, technical issues, owner updates or changes made over time.
Each property may have its own specific conditions, including cancellation policy, payment terms, deposit conditions, check-in information, house rules, maximum occupancy and other booking-related details.
Essential changes affecting a confirmed booking will be communicated to the guest where possible.
8. Promote Your Property Requests
The Promote Your Property section of this website is intended for property owners who wish to request information about promoting their holiday home through Tropic Booking.
Submitting a Promote Your Property form, property visibility request, property presentation request or rental potential enquiry does not create a service contract, payment obligation or automatic activation of any service.
Tropic Booking may review the property information submitted by the owner and decide, at its discretion, whether a property is suitable to be promoted or published on the website.
Any specific agreement for property promotion, publication, visibility or owner-related commercial conditions will be managed separately outside the website through direct communication and, where applicable, a separate written agreement.
9. Properties Listed on Tropic Booking
Some properties listed on Tropic Booking may come from owners who have requested property promotion, publication or visibility services through Tropic Booking.
For the guest making a direct website booking or booking request, the applicable conditions are the property-specific booking conditions shown on the website, the information provided during the reservation process and these Terms and Conditions.
Any separate commercial agreement between Tropic Booking and a property owner does not modify the guest’s booking conditions unless expressly stated in the booking information provided to the guest.
10. Third-Party Services
The website may use third-party services such as payment processors, hosting providers, email services, map services, analytics tools, calendar integrations, WhatsApp links or external booking-related systems.
Tropic Booking is not responsible for interruptions, errors, delays, policy changes or technical issues caused by third-party platforms or external service providers.
If a booking is made through an external platform such as Booking.com, Airbnb, Vrbo or another third-party website, the terms and conditions of that platform may also apply.
11. Limitation of Liability

Tropic Booking is not responsible for additional costs or losses related to external travel arrangements, including flights, transport, travel insurance, car rental or other third-party services, unless otherwise required by applicable law.
Nothing in these Terms excludes or limits any rights that cannot be excluded under applicable law.
